5.6 Building Automation (BAU)
Our Building Automation system provides beside the classical HVAC functions also
specific requirements from archives and libraries like:
– Air exchange rates optimization, based on particle concentration.
– Detection and control of necessary pressure and dynamic influencing.
– Filter status via air flow control
Heating, air conditioning and ventilation technology account for up to 70% of the to-
tal energy costs for archives and libraries. Consequently, the only way to lower en-
ergy costs is to optimize these systems beside of reduction of the archives and li-
braries size.
5.7 Feature, Functions and Benefits
Some of the benefits derived from the fire integration into a common management
system are listed in the table below. Rather than interpreting each of the individual
benefits, try instead to align them to one of these three tangible value proposition
messages.
– Operational efficiency
– Lifecycle costs
– System transparency and security
Feature Function Benefits Comments / Dependencies
Commanding occupancy and
zone modes from the Man-
agement Station
Commands to the panel such
as Day/Night mode or zone
exclusions can be executed
from the management station
Error free handling, logged user
actions and permanent visibility
and confirmation of correct
system operation
Aligns with users (standard)
operating procedures
Alarming and annunciation
The alarms, isolation and fault
messages are displayed in the
system and can be routed to
external recipients
The user has a permanent
overview of the fire system
status. They can use the exist-
ing management station to
manage the events through
SMS or paging services.
Command and monitoring
No fire panel privileges are
required
Reporting Users and service engineers
can execute pre-defined Sie-
mens report on system status.
Fast report on system status
and anomalies allow optimal
service. A Printing and arching
of reports can be used to verify
correct operation.
Acknowledge and/or reset
individual zones
Each individual zone alarm can
be recognized and recorded
If the alarm is acknowledged /
reset at the panel, only a global
command is recorded. A more
granular recording of actions is
logged by the management
station.
Acknowledgment of the alarm
can delay transmittal to fire
brigade, allowing the user time
to verify alarm
Approval required if used for
life-safety control
Fire system on common man-
agement station
Monitoring, commanding,
visualization and logging of
combined system
Higher user confidence and
security of building
Lower service and operation
costs.
Common user interface Fire alarms and events are
handled in the same manner
and workflow as regular alarms
No special training is needed to
handle spontaneous or rare
alarms from the fire panel
