TOS Functions for Building
Managers
Establishing Tenants and Schedules
TOS makes it easy for Building Managers to set-up
tenants and schedules. Three schedules can be
associated with each tenant, defining their occupancy.
“After-hours” are defined as times outside of these
schedules. Internally, TOS differentiates between after-
hour and normal operating usage, making it simple to bill
tenants for their after-hour usage.

Adding Employees
Each tenant may have up to 999 employees in their
database. Employee profiles are created and maintained
by either the Tenant Administrator or Building Manager.
Building Managers define Tenant Administrators and
their capabilities including:
Editing employee data
Viewing tenant definitions
Viewing billing history
Enabling Internet requests
Enabling phone requests

Defining Zones
Zones are specific areas within a building that have
particular equipment associated with them. For instance,
one zone may be the lights in the first floor cafeteria.
Another zone may be the air conditioning in the same
first floor cafeteria. Rather than turning on the lights and
HVAC system for the whole building (or floor), a TOS
user can turn the lights on in a specified zone for the
duration they need. Lights are not accidentally left on for
long periods of time. Each zone has a billing rate,
providing the opportunity to generate additional revenue
for after-hour operations while reducing energy costs.
Support for no-charge rates for zone-on requests.
Support for a start-up rate and duration as well as 24
different daily rates reflecting true operational costs to
tenants.
