What is generally required to get a permit or things I should know?
1. Type of soil on your land location(s), this will allow you to work out your foundation
requirements, whether it is a concrete slab or built on stilts.
2. Drainage regulations on your land.
3. Zoning codes (what type of building is permitted on the land.) and if there are green zone codes
(to help reduce environmental impacts, and to help revitalize an area).
4. Your zone might be approved to build a certain type of structure, but a local ordinance restricts
the size or height of that structure.
5. Building codes deal with physical structures on the land and the details of the structure.
6. A building permit is needed if you are building or remodeling a house, and you’ll need to submit
your plans for approval to your local code office. This includes drawings of the structure,
measurements, floor plans, what material will comprise the exterior, and an elevation view.
7. Land surveys are a necessary tool for determining property lines and the location of a property's
features and may also be required by your local office, for where your home will be built on
your location and approved for that spot on your land based on boundaries and other
restriction.
8. Plumbing, Electrical and HVAC, and inspections required to approve your pipes, electrical
wiring, and heating and cooling ducts. The builder will typically schedule wiring installation after
the plumbing and HVAC ducts are in place because it’s easier for the electrician to work around
the other two contractors.
9. Architectural plans/designs and structure engineering to meet all building codes and foundation
