Oil and coolant fluid analysis samples from the engine crankcase and engine block or
radiator shall be taken and analyzed by a qualified fluid analysis laboratory consisting of
certified fluid analysis technicians. A written oil and coolant analysis report shall be
submitted to the Institution Contract Liaison or designee within (5) business days of
service.
Upon authorization from the Institution Contract Liaison or designee, the Contractor shall
start and operate engines under controlled load using the institution’s building load to
ensure proper engine operation, and that all safety devices function to standard
specifications.
The Contractor shall submit a written report of sufficient detail to include each item
required to be checked and condition thereof, (i.e., satisfactory, unsatisfactory), totals of
fluids added, drained and/or replaced, gauge and meter readings. The written report
shall include overall condition of units and indicate potential problems that the Contractor
becomes aware of, and shall include the most economical repair alternatives.
The Contractor shall conduct load bank test of the equipment listed in Exhibit B-1, Rate
Sheet, annually as scheduled by the Contract Liaison or designee. The Contractor shall
start and operate equipment under controlled loads by connecting portable electric load
bank test cell to engine control panel circuit breaker, and running engine for one (1) hour
to ensure engine operation and that safety devices function to standard specifications.
The Contractor shall lubricate generator bearings, (front and rear where applicable while
generator is off and unable to turn on automatically). The Contractor shall check and
record generator-bearing temperature.
The Contractor shall submit a written report of sufficient detail to include each item
required to be checked and condition thereof, (i.e., satisfactory, unsatisfactory), totals of
fluids added, or drained and/or replaced, gauge and meter readings. The written report
shall include any potential problems that the Contractor becomes aware of, to include
most economical repair alternatives.
Once a year, after load bank test, a megohmeter test of the main stator or main rotor
and exciter shall be performed to detect any decrease in winding insulation capacity.
Reduce the load to 0 kw at the same increment levels for 15 minutes each step; and
resistive load bank should be wired into the generator set breaker or automatic transfer
switch and the system will be tested to full resistive capacity. This test will heat the
engine up to run temperatures and clean carbon and sludge from the engine. This test
will also verify that the system responds under a simulated emergency condition and
highlight any problems that can be corrected before an actual emergency occurs.
