The freight elevator cab is 11 feet high by 5 feet 2 inches wide and 8 feet 3 inches deep. The maximum
weight is 4,500 pounds. The freight elevator entry doors are 8 feet high by 4 feet six inches wide. The
freight elevator is accessible from the loading dock area.
All Towers Loading Dock Availability
The loading dock is available for deliveries between the hours of 8 a.m. and 4 p.m., Monday through
Friday. All deliveries must be scheduled through the Office of the Building. Special arrangements must be
made through the Office of the Building for all drywall deliveries. If deliveries are to be made Saturday or
Sunday, prior arrangements must be made through the Office of the Building. Tenant move in/outs are not
permitted Monday through Friday before 6 p.m. Again, we will require prior notice to reserve loading
dock/freight elevator time, and reservations are on a first come/first serve basis.
The moving company shall observe the following:
Visqueen (Polytak), masonite or plywood, or some other Douglas Emmett approved protective covering, will
be placed on all carpeted areas. No deliveries will be made through the lobby of the building
All work shall be accomplished with a constant effort to eliminate unnecessary noise, obstructions or other
annoyances.
The moving company shall remove wrappings and waste at the completion of each working day from the
property.
All interior surfaces, including carpet, floor finishes and wall covering concerned in the move shall be
protected.
The moving company shall observe the following (continued):
Tenant shall be liable to Landlord for replacement or repair of any damages incurred to the building property
during move-in or move-out. Replacement or repair is to be completed at the convenience of Douglas
Emmett and as determined by the Office of the Building. This includes and is not limited to damage to the
garage, loading dock, elevator and building corridors.
The Premises, streets and sidewalks shall be kept clean of debris caused by Tenant move-in or move-out.
Insurance Requirements
The moving company must carry the following insurance coverage and adhere to these requirements:
Worker’s Compensation with statutory benefits and limits which shall fully comply with all state and federal
requirement that apply to such insurance and which shall also include Broad Form All States and Voluntary
Compensation Endorsements and Employer’s Liability in the amount of $100,000 except that, if the new
form policy is used, limits must be not less than $100,000 per accident; $500,000 per disease; and a
$500,000 policy limit on disease.

Automobile Liability Insurance in the Contractor’s name including owned, non-owned, leased and hired car
coverage listing Douglas Emmett Realty Fund 2000 and Douglas Emmett, its managing agent, and
containing a severability of interest endorsement. Limits of liability shall not be less than $2,000,000
combined single limit per occurrence for bodily injury and property damage.
Comprehensive General Liability Insurance in the Contractor’s name, which shall include: Personal Injury;
Owner’s and Contractor’s Protective Liability; Explosion, Collapse and Underground Damage Liability
Endorsement (commonly called X, C, and U Hazards), Products, Completed Operation, Blanket Contractual
and Broad Form Property Damage coverage, including a severability of interest clause, with Douglas
Emmett Realty Fund 2000, and Douglas Emmett, its managing agent, as additional insured, with bodily
injury and property damage of combined single limits of not less than $2,000,000 per occurrence.
The limits set forth above are minimum. If the moving company carries higher insurance coverage, claims
may be filed for those higher amounts.
The moving company shall haul any and all trash that has been generated as a result of the move off of the
property during the same day that the move takes place.

In the event the move takes longer than one day, a Building Management Representative will walk the route
with the movers each day to ensure no damage has occurred.
The moving company must agree to protect, indemnify, and save Landlord harmless from and against all
claim, demand, and causes of action of every kind in character arising in favor of moving company’s
employees, Landlord’s employees, or other third parties on account of bodily injury, personal injury, death or
